Dripping Springs is home. Everything else is a drive we make all season.

- Dripping Springs. Home base, and the one place on this list with a dark-sky code that applies inside city limits.
- Belterra, Headwaters and Caliterra. The big communities off 290. Stone and stucco fronts, and a board that wants to approve changes to the outside of a home.
- Driftwood. Acreage, long drives, and live oaks worth wrapping.
- Wimberley. South down Ranch Road 12. Hill lots and metal roofs.
- Bee Cave and Lakeway. East toward the lake. Two-story homes with a lot of roofline.
- Spicewood. North of the lake, ranch land and new builds.
- Johnson City and Blanco. West on 290 and south on 281. Farther, and still on the route.
- The rest of the Hill Country. If your roof is within reach of the truck, ask. We will tell you straight.

What changes with the address
Inside Dripping Springs city limits
Dripping Springs is a Dark Sky town. The city code limits how warm and how bright outdoor lights can be, and a permit can be needed above a set brightness. We install warm white at or under 3,000K by default, and we tell you if your address needs a permit before you book.
Acreage and the communities outside the line
Belterra, Headwaters and Caliterra sit outside the city limits, but the city may still reach some of them through their development agreements, so we check. On acreage the job changes in other ways: long drives to light, gates, and big live oaks.
We read the city code and we work inside it. That is not legal advice. If you live in town, we will say what applies on your street, and we will say when we do not know.
HOA communities
Belterra, Headwaters and Caliterra
All three ask for approval before you change the outside of a home. Seasonal lights usually fall under a community's holiday rules, which set when lights can go up and when they come down. A permanent track is a change to the house, so file with your board before you buy.
We can give you a spec sheet and a daytime description of the track for the request.
Acreage
Long drives, gates and oaks
On acreage the roofline is often the small part of the job. A lit drive, a lit gate and two wrapped oaks can be more work than the house. That is why the Estate tier starts where it does, and why we quote big oaks on site.
